HANDICO to Offer 150 Social Housing Units in Hanoi, Prices Starting at VND 23.9 Million/m²

The Hanoi Department of Construction has announced the plan to receive applications for the purchase, lease, and lease-purchase of social housing units at the CT land plot of the Minh Duc Residential Area Project in Me Linh Commune.

According to the announcement, the project is invested in by Minh Duc Tourism Investment and Trading Joint Stock Company, covering a total land area of more than 11,600 m². The construction area is approximately 4,641 m², with a building density of 40%. The total floor area is approximately 64,984 m².

The project comprises 14 above-ground floors and one basement, accommodating approximately 1,766 residents.

The Minh Duc Residential Area Project includes 612 social housing units, which are expected to be offered for sale, lease, and lease-purchase from October 24. Project rendering.

The project has a total of 612 apartments, including 551 social housing units for sale, equivalent to 90% of the project's total residential floor area; 30 units for lease, equivalent to 5%; and 31 units for lease-purchase, equivalent to 5%.

In the first phase, all 612 social housing units will be offered for sale, lease, and lease-purchase.

The application period for the purchase, lease, and lease-purchase of social housing is expected to run from October 24 to November 30. Apartment sale contracts are expected to be signed in December 2026, while handover is scheduled for the fourth quarter of 2027.

The announced selling price for the social housing units is VND 23.9 million/m², inclusive of VAT and exclusive of maintenance fees.

The average lease-purchase price is VND 231,490/m²/month, inclusive of VAT and exclusive of maintenance fees.

Meanwhile, the average rental price is VND 108,422/m²/month, exclusive of VAT, maintenance fees, and kitchen equipment.

The Hanoi Department of Construction requires the project developer to fully comply with all procedures for the sale, lease, and lease-purchase of social housing in accordance with applicable regulations.

The Hanoi Department of Construction also advises residents not to engage in unauthorized transfers of social housing and not to submit applications or make payments at locations that have not been officially announced by the project developer.

Previously, the Hanoi Department of Construction announced the proposed selling prices for the CT2 social housing project within the X2 Residential Area in Linh Nam Ward.

The project is developed by Hanoi Housing Investment and Development Corporation (HANDICO) and is located adjacent to Ring Road 3 and Nguyen Khoai Dyke Road, offering convenient connections to central Hanoi as well as areas in the southern part of the city.

The project is built on a site of more than 1.5 hectares, with the CT2 block covering nearly 1,935 m². The building comprises 17 above-ground floors and two basement levels, with a total investment of more than VND 293 billion.

Upon completion, the project will provide 150 apartments, including 83 social housing units for sale, 31 units for lease, 12 lease-purchase units, and 24 commercial apartments.

According to the announced plan, the estimated selling price of the social housing units is approximately VND 28.4 million/m², inclusive of VAT and maintenance fees. Based on the project's typical apartment sizes, each unit is expected to cost approximately VND 1.1–1.5 billion.

For the rental units, the estimated rental price is approximately VND 110,000/m²/month.

According to the plan, the developer is expected to begin receiving applications for apartment purchases in the third quarter of 2026. The project is scheduled for completion and handover in the first quarter of 2027.
